Editing the Listing Status of a Park for Sale Ad

Properly using the Listing Status of a Park for Sale Ad is a powerful way to ensure your mobile home park or RV park advertisement receives the attention it deserves, as it goes through the marketing process. In this article users will gain an understanding of how and when to utilize the correct Listing Status for each Park for Sale Ad they publish. 

Overview

In real estate sales, there are four basic steps to the lifecycle of a property being marketed and eventually sold. When the property is first marketed to the public, it is known as a Listing. Once a buyer for the property has been secured, with a Purchase Agreement, the property's listing status becomes Sale Pending until the closing is fully completed. After closing, the property's Listing Status is completed with status of Sold. On occasion the seller may also choose to lower the price of the property to entice buyers. During those times the property has a Reduced Price until it is Sale Pending or Sold. 

MHParks.com uses this same concept for displaying colored banners that help our users market their park. Additionally, changing the park's Listing Status to Sold, triggers the user to submit the park's sale information. When a user changes the ad's Listing Status to Sold, they are displayed the Submit Sold Park Information form. Once the Submit Sold Park Information form has been submitted, the sale information will be displayed in the Sold Parks module, for other members to use as comparable sales. 

The following is a list of Listing Status options that users can choose from while their property is going through the sales lifecycle:
  1. Listing - By selecting this option, no banners are displayed on your advertisement unless you have otherwise upgraded your advertisement to a Premium Ad
  2. Price Reduced - By selecting this option, a red banner will appear any time your advertisement is displayed on the MHParks.com website. The red Price Reduced banner will take precedence over the green Featured banner whenever you upgrade your advertisement to a Premium Ad
  3. Sale Pending - By selecting this option, a red banner will appear any time your advertisement is displayed on the MHParks.com website. The red Sale Pending banner will take precedence over the green Featured banner whenever you upgrade your advertisement to a Premium Ad. 
  4. Sold - By selecting this option you stop your advertisement from being displayed on the public pages of the MHParks.com website and trigger the Submit Sold Park Information form to display. Once the ad's Listing Status has been changed to Sold, users will not be able to edit their ad or change the Listing Status again without contacting support. After completing the Submit Sold Park Information form, your ad will be displayed in the Sold Parks module with the information you provided about your sale. Users can change their ad's Listing Status either by editing their advertisement after they click Pause in the Actions menu, or by performing a quick Listing Status edit within the Listing Status field of their advertisement. Prerequisites

  1. Before a user can change the Listing Status of their Park for Sale Ad, the advertisement must be a published advertisement. 

Instructions

  1. Login to your MHParks.com account.
  2. In your Dashboard, click Advertise in the left menu.
  3. Be sure you are viewing the "Parks for Sale" Ad tab. 
  4. Locate the advertisement you wish to edit the Listing Status for. 
  5. Within the Listing Status field, click the Edit icon. 
  6. From the dropdown menu select the desired Listing Status.
  7. After selecting the correct Listing Status, click the Save button. 
Note - When changing your advertisement's Listing Status to Sold, you will be prompted to confirm this is the action you wish to take. 
Warning- For security purposes, once the Listing Status of a Park for Sale Ad has been changed to Sold, no further edits can be made to the advertisement without contacting support.
