Sold Parks Overview

Both Basic Members and Premium Members have access to the Sold Parks module

Having good comparable sale information, on properties that have sold, is vital to anyone that works with real estate. Buyers, Sellers, Brokers, Appraisers, and Lenders each depend on comparable sales to help make a clear determination of the market value of a property they are about to purchase, sell, or is going through the sales process. Mobile home parks and RV parks are no exception. Because the of the diversity and scarcity of sold parks, in specific physical locations, finding reliable mobile home park and RV parks sales data can be challenging. That's why MHParks.com has included a module called Sold Parks which is specifically designed to give our members comparable sales information, throughout the United States. In this article you will learn how our Sold Parks module obtains each mobile home and RV park's sale information, and how you can add your sale information to Sold Parks anytime you successfully sell an advertised park.

Overview 

The Sold Parks module is seamlessly integrated with our Parks for Sale Ad feature, to provide users the ability to submit sales information on any of the mobile home parks or RV parks that they may have successfully sold while advertising on MHParks.com. This is accomplished by changing a park's Listing Status to Sold, from within the Parks for Sale Ad module. When a user confirms they wish to change the Listing Status to Sold, users are prompted to complete a few basic questions about their transaction by completing the Submit Sold Park Information form. 




Once the Submit Sold park Information form has been successfully submitted, by clicking the Submit button, the park's advertisement stops publicly displaying on MHParks.com and is displayed in Sold Parks. By clicking on a specific sold park, from within the Sold Parks module, users are able to view the details of the advertisement, along with the submitted sales information included at the top of the page, as shown in the image below, Additionally, while viewing all of the sold parks in the main page of the Sold Parks module, users can filter by Type, State, Price Range, or the CAP Rate that the advertiser entered in their advertisement.   

 



Warning- For security purposes, once the Listing Status of a Park for Sale Ad has been changed to Sold no further edits can be made to the advertisement without contacting support. 
Note - When a user has changed the Listing Status of a Parks for Sale Ad to Sold, but chooses to not complete the Submit Sold Park Information form by simply closing the form, the Sold value in the Listing Status field will remain a hyperlink so that users can submit the sale information at a later date. Once the Submit Sold Park Information form is submitted, the hyperlink is removed from the Sold value.
