Parks for Sale Ad Time Limits

In this article users will become familiar with the time limits that are placed on various aspects of advertising a park for sale. Because Parks for Sale Ads are integrated with the Park Sites, My Parks, and Sold Parks modules these time limits ensure the integrity of our records remain consistent. 

Overview

In the process of selling real estate, many times the property owner will hire an agent or broker to market their property to buyers. At other times, the property owner may simply choose to market and sell the property on their own. In the first instance where the property owner hires a broker, the broker will require the owner to sign a Listing Agreement. This document provides the broker with proof they are allowed to advertise the property as well as the the agreement's start and end date, among other things. In the second instance where the seller is marketing the property themselves there is no need to make an agreement with anyone and they can market their property for as short or as long as they wish. 

To ensure the integrity of our records throughout our system, MHParks.com also requires similar agreements between members who have claimed their parks in the My Parks module, and the broker who will be marketing the property for them. Below are some of the time limits that are required to be followed when you are advertising a park for sale using the Parks for Sale Ad module, and the situations they are applied.

Definitions

  1. Claimed - A Park Site status that is used to indicate if a park has a claimholder in the My Parks module. Each claimed park will have a blue map pin if another member has claimed the park, or it will be purple if you have claimed the park.
  2. Claimholder - A member that has claimed a Park Site within the My Parks module. 

Advertising a Park that is Claimed by Another Member

When you are attempting to advertise a park that is already claimed by another member, you will be required to send a request asking the claimholder if you can be granted permission to advertise the park. The claimholders permission will be required prior to being able to create your advertisement. You can accomplish sending this request by clicking the green Send Request to Advertise this Park button which automatically appears in the first step of creating your park advertisement whenever you select a park that is identified with a blue map pin. The request will automatically be sent by MHParks.com, to the claimholder, asking if they wish to provide you permission to advertise the park for sale. The following time limits apply to the request and the advertisement you create when you are advertising a park for a claimholder other than yourself. 
  1. The claimholder will have 10 days to grant or deny you permission to advertise their claimed park.  In the even they fail to respond to your request in 10 days, your request will be denied and you will need to send another request using same method as you did originally.
  2. Once you are granted permission to advertise the park, from the claimholder, you will have 10 days to fully publish your Park for Sale Ad. After 10 days the claimholder's permission will expire. If your ad is not fully published within that 10 days, it will be automatically deleted by the system and you will have to start over by requesting permission again.  
  3. Each time the advertising period ends for a specific Park for Sale Ad, you will have 10 days to republish the advertisement for an additional 30 days. After the 10 day deadline has expired you will have to request permission from the claimholder to create a new advertisement. 

Advertising a Park That You Have Claimed

  1. When you create a Parks for Sale Ad for a park that you have claimed in the My Parks module, because you are the claimholder there are not limited time requirements associated with creating your advertisement or saving your advertainment after it has been created. 

Advertising a Park that Does Not Have A Claimholder

  1. When you create a Parks for Sale Ad for a park that has not been claimed in the My Parks module, there are not limited time requirements associated with creating your advertisement or saving your advertainment after it has been created. 

Park for Sale Ad Publishing Periods

  1. Each time you publish a new Park for Sale Ad for the first time, your advertisement will run for a total of 35 days.  During the first 5 days, Premium Members will have exclusive access to your advertisement by accessing the ad's link within an email notification that is sent out at the time you publish your advertisement. Starting on day 6 your ad will appear on MHParks.com public website. It will remain visible to the public for 30 days, unless you change the ad's Listing Status to Sold.   
  2. After an advertisement's first 35 day publishing period has expired, you may republish your advertisement for an additional 30 days. Republishing an advertisement can be performed as many times as you choose, or until you change the Listing Status of the advertisement to Sold
Note - No matter the claimed status in My Parks, each park can only be advertised by one member at a time.
