Creating A Park for Sale Ad

In this article users will be guided through the detailed steps of creating a new Park for Sale Ad from within their Dashboard. We will also cover the difference between advertising a mobile home park or RV park that someone else has claimed in the My Parks module, and advertising a park that is not claimed or that you have claimed using My Parks.  

Overview

Because mobile home & RV park owners, or the brokers they hire to seller their parks, have the most current knowledge of the park's information being advertised, MHParks.com has built our Parks for Sale Ad module to fully integrate with our Park Sites, My Parks modules, once an ad is published. After an advertised park has successfully sold, we also integrate the sale information into our Sold Parks module. This allows MHParks.com to share comparable sales information, from anywhere in the United States, to our members while also providing our members a platform to advertises their parks directly to the mobile home park & RV park industry. The first step in publishing a mobile home park or RV park advertisement is to create a Park for Sale Ad

Prerequisites

  1. Both Basic Members and Premium Members are eligible to advertise Park for Sale Ads. Additional advertising fees apply per each advertisement. 

Instructions

  1. Login to your account.
  2. From within your Dashboard, click Advertise from the left menu.
  3. Click the Create "Park for Sale" Ad button in the top right of the main page, and the Add New Park Listing form will open. 
  4. From within the map on the Add New Park Listing form, select the map pin that represents the park you wish to advertise.
  5. Based on the map pin color you have selected, you will have one of two follow options,
    1. The green Send Request to Advertise this Park button appears. - This occurs because the park has been claimed in the My Parks module by another member of MHParks.com, as indicated with a blue map pin. If you are selling the park on behalf of the claimholder, simply click the Send Request to Advertise this Park button, and MHParks.com will automatically send the claimholder your request. You will not be able to proceed with creating your advertisement until you receive the claimholder's permission. The claimholder will have 10 days to either grant you permission to advertise the park, or deny your request, In either case, you will be notified via email. Once you receive permission from the claimholder, you may return to this step, select the park again, and proceed with creating your Park for Sale Ad.  
    2. The Next button becomes active - This occurs when you have selected a park that is either claimed by you as indicated with a purple map pin, or the park is not claimed by any members within the My Parks module. In this instance you can simple click Next to continue creating your advertisement. 
  6. When the Next button becomes active, click Next to proceed to completing the Park Information of the park you are advertising.
  7. Complete the Park Information by updating the information and images so it will display correctly in your advertisement. Once your Park Information is correct, click the Save & Next button at the bottom right of the form.
  8. Complete the information that is specific to your advertisement. This information will consist of details such as the Title you wish to give your ad, Asking Price, CAP Rate, and more. Once you have completed the information about your advertisement, click the Save & Next button located in the bottom right of the form to proceed. 
  9. In the final step of creating your advertisement you will be required to select how you wish to brand your advertisement. The information you provide in this step will display in the Marketed By section of your advertisement so people know who is selling the park. You may choose one of two options.
    1. User Profile Branding - By checking this option your advertisement will automatically use the information that you have provided in your User Profile as your preferred branding method.
    2. Custom Branding - By checking this option you will be able to customize your company logo, personal information, and personal image that displays in your advertisement. 
  10. Once you have correctly selected your branding method, click the Save button in the lower right. 
  11. Once you have saved your advertisement the Preview and Publish buttons will become active. If you choose to close the window rather than proceeding to Publish, your advertisement will display in your list with a Ad Status of Saved. You may save your advertisement for as long as you wish before publishing it, provided you did not require permission from a claimholder, to create the advertisement.  
Note - For security purposes, MHParks.com only allows a park to be advertised by one member at a time. If a park is already being advertised by another member, you must wait until the other member's advertisement has completed. 
Note - The park's information from your advertisement will only update the Park Site records after you have successfully published your advertisement. 
Warning - For security reasons, if you have been granted permission by another member to advertise their claimed park, you will only have 10 days, from the date they granted you permission, to create and publish the park's advertisement. After 10 days your permission will expire and any related ad you have saved without publishing will be automatically deleted from the system without notice. In this event, you will be required to start the process over by requesting permission from the claimholder again. 
Warning- MHParks.com reserves the right to Suspend any advertisement that has the appearance of impropriety. If an advertisement is suspended there will be no financial credit given for the time it remains suspended.
